Manufactured Homes

We list and sell manufactured homes (also known as mobile homes), and we also buy them.

If you're a buyer who wants to own their own home but can't afford a traditional house, you should think about purchasing a manufactured home.

You can buy them where they are located in a park, which may be a family (all age park) or a senior park (age 55 and over).

You can choose from a single wide (1 bedroom/1 bath) typically up to 800 sq ft, a double wide (2-3 bedrooms/2 baths) typically up to 1500 sq ft or a triple wide (3-4 bedrooms/2-3 baths) up to 2000+ sq ft. 

If the home is located in a park, you'll purchase the home and own it and you'll pay monthly space rent.

If you purchase the home in a HOA, you'll own the home and the lot and pay a monthly HOA fee. 

The other alternative is to purchase a manufactured home in an area where you purchase the home and lot and its not located in a park or HOA area. Usually these homes command much higher purchase prices. Think of it as buying a single family traditional home where you own the home and land it sits on. The only difference is that a manufactured home is built in a factory and delivered to the lot, where as a single family home is built on the lot
Manufactured homes can be purchased for as low as $20,000 if located in a park up to $200,000 or more if the home is located in an area with single family homes.

Financing is available for manufactured homes.

Most homes require 10% or more down but VA loans are available for veterans with zero down payment.

Some financing companies have programs for poor credit, previous bankruptcy, short sale or foreclosure.

Seller financing is always a possibility. Some owners ask for as low as 10% down and will carry the loan for 5-15 years. 

No matter what financing the buyer chooses, if the home is located in a park, the buyer will need to qualify for the loan and to live in the park, based on the total amount of the projected monthly manufactured home payment and monthly park rent payment.
